Tip 1: Put Everyone in the Same Spot at the Same Time

Whether you're leasing for the family or with a group of friends or coworkers, it's always a good idea to bring everyone with you when you view the property.

If everyone who has a say in the decision is on board and on the premises at the same time, the process is simpler and smoother. You'll all have the same experience and can better determine how many rooms you need and how many roommates are actually going to be living with you.

Tip 2: Be Ready to Sign Documents Right Away

Over the years, we've discovered that there's a good possibility you will find your new home or apartment on your first visit. For that reason, it's a good idea to be mentally and financially prepared to make a commitment right then.

You'll want to get your deposit down and fill out any applications immediately. That way you take the property off the market and don't leave it up for grabs. Stalling or waiting often results in losing your first choice, and sometimes even your second and third!

Tip 3: Know How Much You're Willing to Spend

Don't bother sandbagging or giving your agent an amount less than what you've actually budgeted for your housing. We don't have any control over the prices on apartments and the employees at apartment communities rarely have the power to negotiate.


However, if you're looking to rent a house or condo, owners may have some wiggle room and they don't have to check with a landlord or corporation. At this point, we can step in and negotiate on your behalf.


Typically, houses and condos require a deposit equal to one month of rent when you make your application. Move-in costs at an apartment community are usually less than $300.

Tip 4: Know When You're Going to Be Ready to Move

It's always a good idea to know when your current lease ends or when you want to be in your new place. 

In our fast-paced community, availability, prices, and specials change by the minute, so remember that the market doesn't move with you, you move with the market.
