How to Select a Realtor and Get the Best Results

Pre-qualifying for your home loan before you start your search offers several advantages.

Get Help Understanding the Financing Process
Once your sales associate from C. R. Realty helps you select a mortgage lender, we will walk you through the next steps.
- Application
- Once the pertinent documentation is obtained, fees and down payments will be discussed. You will receive a Good Faith Estimate (GFE) and a Truth-in-Lending statement (TIL) that itemize the rates and associated costs for your loan. You also will be asked to provide certain documents to your lender so your loan can be processed quickly and efficiently.
- Loan Submission
- When all the necessary documentation is received, your completed file is submitted to a lender for approval.
- Loan Approval (Underwriting)
- Loan approval, also called underwriting, generally takes from 24 to 72 hours. All parties are notified of the approval and any loan conditions that must be received before the loan can close.
- Closing
- Once all parties have signed the loan documents, they are returned to the lender. If all the forms have been properly executed, the lender sends the loan funds by wire transfer. At this point, the borrower finishes the loan process and actually buys the house.

Putting Together an Effective Offer on the Home You Want
Once you locate the home you want to buy, we'll apply our expertise and research skills in helping you structure an effective offer.
It's at this point that our multiparty negotiating skills come into play. The seller has the option of accepting your offer, rejecting it outright, or counteroffering, and your sales associate will continue to negotiate the best possible terms in your favor.
Once the terms have been settled, we'll draft the purchase agreement, advise you of protective contingencies, customary practices, and local regulations that may affect your purchase. Home warranty, title, and escrow arrangements will also be detailed.
Remember that, although we will give you our best advice and information, you have the final decision regarding the exact price and terms you wish to offer.
Managing the Escrow and Waiting for the Paperwork
Once your purchase agreement is accepted and signed by everyone involved, we'll open escrow for you and deposit your earnest money. Escrow is the third party that receives, holds, and distributes funds in a property transaction.
In the meantime, we'll be ensuring all contingencies are met.
- Approval of the Seller's Property Disclosure Statement
- Approval of the preliminary title report
- Property appraisal and loan approval
- Property inspections
- Pest inspections and certifications
- Acquisition of homeowner's insurance
Closing Escrow and Moving Into Your New Home
Closing comes after all the purchase agreement conditions have been met.
- You'll sign your loan documents and closing papers
- You'll deposit the balance of your down payment and closing costs in escrow
- Your lender will deposit the balance of the purchase price
- The deed will be recorded at the County Recorder's office
- You'll assume ownership of the home!
